This meeting allows our Team to delve into your overall vision, budget and any other questions. If you’re at the concept stage, we can connect you with an experienced architect or draftsperson to design your dream space within budget. If you already have plans, we can proceed directly to the estimation phase.

Effective planning is crucial to the success of any building project. We believe that investing time in this stage ensures the project runs smoothly and cost estimates remain accurate, maximising efficiency.

With your finalised plans in hand, we embark on a detailed cost analysis to provide a clear understanding of the financial aspects of your project. This process ensures that the design aligns with your budget. Our Team, will review the estimate with you, offering the chance to ask questions and collaboratively explore options to adjust costs if needed, ensuring that we stay within your financial parameters.

We pride ourselves on being open and transparent with costings throughout the process. Our commitment to honesty means you’ll always know where your money is going and can trust that there are no hidden surprises. Together, we’ll find the best solutions to achieve your vision without compromising quality or exceeding your budget.

With finalised plans in hand and the vision of your new home or addition taking shape, the next step is to secure the necessary approvals. This may involve a Development Application (DA) or Complying Development Certificate (CDC), with the process typically handled by your architect or draftsperson as part of their fee. While DA approvals can take up to three months, CDC approvals are usually faster. Additional information on these approvals can be found here.

You’ll also need to appoint a Principal Certifying Authority (PCA), who could be either your local council or an accredited private certifier. The PCA is responsible for conducting mandatory inspections during construction to ensure compliance with building standards. If needed, we can recommend a trusted, accredited certifier.

Once your Development Application is approved, you’ll need to lodge a Construction Certificate (CC) with the council. This certificate confirms that your construction plans and specifications align with the development consent and comply with the Building Code of Australia (BCA). Securing this certificate is a crucial step before commencing any construction work.

Once your approvals are secured, we dive into creating a comprehensive costing for your project. Now, we move to sourcing detailed quotes from trades and suppliers, and meticulously developing a bill of quantities tailored to your project.

Depending on the complexity and scale of your project, we might engage a qualified quantity surveyor (QS) to ensure precise costing. We charge a fee for this detailed costing. Should you choose to build with us, this fee will be deducted from the contract sum.

At this stage, engineering plans are also required. We can recommend one of our trusted engineers to assist in providing these essential plans, ensuring all aspects of your project are covered comprehensively.

With approvals in place and budget and scope of works agreed upon, we move to the contract stage. Depending on the details in your plans, we can opt for either an MBA Cost-Plus or Fixed Price contract. We’ll discuss the pros and cons of both contract styles to determine the best fit for your project. Having a schedule of finishes also helps to ensure accurate quoting and a smooth build process.

During the construction phase, our Team will keep you well-informed with regular updates on the project’s progress through scheduled meetings. We’ll also keep you apprised of any changes or upcoming Prime Cost (PC) items that need your attention in the weeks to come.

Our goal is to make the building process as transparent and stress-free as possible!

As your project nears its final stages, we will conduct a thorough walk-through of your new home together to ensure every detail meets our highest standards of quality. At this point, we’ll present you with comprehensive documentation containing all relevant warranties, and compliance certificates.
